If you are a first-time home buyer looking to buy in North Dakota, you may be eligible for financial aid from the state. North Dakota Housing Financial Institution (NDHFA) Assist An aspiring homeowner Not only by getting an affordable mortgage, but also by helping them pay their down payments and closing costs.

NDHFA HomeAccess Program

NDHFA’s HomeAccess program is not just for first-time home buyers, but like the Firsthome program, it comes with low fees and down payment support. However, this program is intended for specific groups.

  • Single parents with at least 50% dependents living with at least one parent
  • Honorable discharged veteran (either the borrower or the borrower’s spouse)
  • Either a borrower who lives with a permanent disability, or a dependent or spouse who lives with a permanent disability who lives with the borrower.
  • Borrower over 65 years old or over, or dependent or spouse over 65 years old

To qualify, you must meet your income and purchase price limits. This is the same as the Firsthome program.

NDHFA North Dakotals

NDHFA’s North Dakotaloat Loan Program is an option for first-time home buyers whose income exceeds the limits of the Firsthome program. Originally directed at people relocating to the state of the garden of peace, it offers either Sub-market interest or market rate loan This includes down payment and closing costs. NDHFA Target Area Loan

If you’re interested in purchasing a Cass or Sue County home, you can also qualify for a low-interest target area loan via NDHFA.

You don’t need to be a first-time home buyer to take advantage of this loan, but you will need to meet your income and buy price limits. These limits are higher than those in the FIRSTHOME and HomeAccess programs, with home purchase prices that can reach $588,104 for single-family homes.

NDHFA Down Payment and Closure Cost Support (DCA)

Additionally, you can only purchase single-family or two-unit homes (duplexes). If you are purchasing a duplex, you must occupy one of the units as your primary residence.

Other First-Time Home Buyer Loan Program

In addition to the North Dakota program, there are other national loans that first-time home buyers can consider.

  • FHA loan: These loans require a 3.5% down payment and a minimum credit score of 580, but are supported by the U.S. Agency for Housing and Urban Development.
  • VA loan: Eligible veterans, active military members, and surviving spouses may qualify for loans guaranteed by the U.S. Department of Veterans Affairs. Some of the benefits of these loans include a $0 down payment requirement and no need for private mortgage insurance (PMI). VA loan rates tend to be lower than traditional fixed-rate mortgage loan rates.
  • USDA loan: As it is sometimes called a rural development or RD loan, USDA loans can also be used for properties in designated rural areas. Check the USDA website to see your eligibility for this type of fundraising.

Fannie Mae and Freddie Mac (two government-sponsored companies) also support traditional loans that fell 3%.
